So you thinking of extending your house, maybe to make the kitchen bigger or perhaps the family is growing. What should you expect to pay? Well a good estimating method is that used by most builders. Work on a build cost of around £1300 per sqm of room that you’re creating. So 20sqm extension is going to cost around £26,000 plus vat. You should get a basic electrics and plumbing package within that price as well as a plastered finish. Your new bathroom suite or kitchen is going to be on top as well as flooring and decoration. The other costs to think of are design costs and building regulations. An architect will cost from around £2500 upwards where as a technical drawer will be around £500.
